Buying a house in Sarthe

The French buying process, step by step

  1. 01

    The offer

    Once accepted in writing, the price is locked — there is no gazumping in France. The seller cannot take a higher offer afterwards.

  2. 02

    The compromis de vente

    The binding preliminary contract, signed 2-4 weeks after the offer, usually with a 5-10 % deposit held by the notaire. You then have a 10-day cooling-off period during which you may withdraw freely.

  3. 03

    The notaire

    A public official who secures the transaction for both parties: title, planning searches, mortgages, taxes. You can appoint your own notaire at no extra cost — fees are shared, not doubled.

  4. 04

    Completion (acte authentique)

    Typically 3 months after the compromis. Funds transfer through the notaire, keys change hands, and the deed is registered. Total purchase costs on an existing property: about 7.5 % (of which 5.81 % are government duties in Sarthe).

Three things British buyers should know

  • There is no survey culture in France. Sellers provide standard diagnostics (energy, asbestos, electrics…), but no structural survey. My practice includes independent pre-purchase technical inspections — a rare service here, and invaluable on older rural properties.
  • Asking prices are not selling prices. France publishes every actual sale (notarised data). I work exclusively from these real figures — 20,846 recorded sales across Sarthe — so you can see what comparable houses truly sold for, street by street.
  • The notaire is not your negotiator. He secures the legal side for both parties. Price analysis, negotiation and the search itself are where a buyer's professional earns his fee — my terms are published, charged only on completion.
